In recent years, Zemun has transformed from a peripheral settlement into one of Belgrade's most sought-after locations for living. The reasons are numerous — the unique atmosphere of the old core with cobblestone streets, proximity to the Danube with kilometers of developed quay, and increasingly better traffic connections to the rest of the city.
Real estate prices in Zemun are still 15-25% lower than in Vracar or Dorcol, making it attractive for young couples and families. New construction on the outskirts of Zemun offers modern apartments at prices from EUR 2,500 to 3,500 per square meter, while renovated apartments in old Zemun center can reach EUR 4,000.
Zemun's gastro scene is flourishing — from traditional riverside kafanas to modern restaurants and craft breweries. Gardos Tower, Zemun Park, and the Danube riverbank provide a quality of life that's hard to find in the inner city. For those working in the city, bus line 83 and the future metro line promise even better connectivity.
