After a brief period of stagnation, the Serbian real estate market shows clear signs of recovery. Investors are returning to residential real estate as a safe haven for capital. The reasons are multiple — low savings interest rates in banks, inflation eroding the value of cash, and steady growth in price per square meter.

The average rental yield in Belgrade ranges between 4% and 6% annually, significantly higher than interest on dinar or foreign currency deposits. Apartments in attractive locations like Vracar, Dorcol, or New Belgrade have the lowest vacancy rates and fastest return on investment.

Novi Sad is positioning itself as an increasingly attractive alternative to Belgrade. The IT sector and foreign workers are driving demand for quality rental apartments, especially in Grbavica and Liman. Prices are still 20-30% lower than in Belgrade, but the growth rate is faster.
