Central Serbia offers significantly more affordable real estate prices compared to Belgrade and Novi Sad. Kragujevac, as the fourth-largest city in Serbia, records an average price of about EUR 1,200 per square meter for new builds, while apartments in older buildings can go below EUR 1,000.
Cacak and Kraljevo are cities with a stable market and prices between EUR 990 and 1,500 per square meter. These cities attract buyers who work remotely or want a more peaceful lifestyle near nature. The quality of new construction has improved in recent years, with modern buildings offering all the amenities of urban centers.
For investors, central Serbia represents an interesting opportunity — low entry prices with a growing trend, especially in cities with universities and industrial zones. The rental yield is proportionally higher than in Belgrade, as operating costs are lower.
