New Build or Old Build — Which Is the Better Choice

The eternal dilemma of buyers in Serbia — new build or old build? Each option has its pros and cons. New builds offer modern layouts, energy efficiency, garages, and elevators, but often with smaller rooms and lower ceilings. New build prices in Belgrade range from EUR 2,500 to 5,000 per square meter, depending on location.

Old builds, especially from the pre-World War II era, bring high ceilings (3-3.5m), thicker walls, larger rooms, and often more attractive locations in the very city center. However, renovation costs can be significant — a complete reconstruction of a 70m² apartment can cost EUR 30,000 to 50,000.

The key factor is often the budget. For the same money, in an old build you get more space in a better location, but with the need for investment. In a new build, you get a move-in ready apartment, but smaller and in a more distant location. Our advice: assess how much you're willing to invest in renovation and how important location is versus modern comfort.
